:: What are E.P.C s ?

E.P.C s are part of a European driven directive which in effect give the government a database as to the energy performance of all properties as they stand, and also their CO² emissions. As of the 1st October the residential market has then got to fall in line with the sales market and produce Energy Performance Certificates for all their properties.

:: Your obligation as agent

As Agents you are obliged to commission an Energy Performance Certificate for every new property that comes on to the market. As part of the regulations the report should be made available to prospective tenants along with the property details, thus should be requested as soon as it is confirmed as marketable. Also any property already occupied come October 1st will require an Energy Performance Certificate which is to be supplied prior to the date of the tenancy renewal or the re-letting of a property. Any Agents/Landlords refusing to act within the new legislations could be looking at substantial fines and put under investigation by the Office of fair trading which could then lead to a suspension.
